В работе представлены вопросы по рынку ипотечного жилищного кредитования и рынку недвижимости, которые неразрывно связаны с социально-экономическим развитием страны. Отражены проблемы ипотечного кредитования и способы их решения, в основе чего лежит рост платежеспособного спроса населения на приобретение жилья, активизация рынка жилищного строительства, привлечения в жилищную сферу средств населения и других внебюджетных финансовых ресурсов. В работе также сконцентрировано внимание на государственных программах поддержки населения. Проведен анализ рынка ипотечного кредитования, оценены риски для банковского сектора. Разработаны предложения перспективного развития ипотечного рынка.
The paper presents issues on the housing mortgage lending market and the real estate market, which are inextricably linked with the socio-economic development of the country. The problems of mortgage lending and ways to solve them are reflected, which is based on the growth of the solvent demand of the population for housing, the activation of the housing construction market, attracting public funds and other extra-budgetary financial resources to the housing sector. The work also focuses on government programs to support the population. The analysis of the mortgage lending market was carried out, the risks for the banking sector were assessed. Proposals for the prospective development of the mortgage market have been developed.
