Modeling of the value of objects of the world housing market in modern conditions

Abstract

The article analyzes the possibility of using the main methods for estimating the cost of housing. It is determined that the most suitable is the income approach. However, to analyze the cost of residential real estate in the global housing market, it is necessary to use econometric modeling. The author selected the most significant factors affecting the cost of housing. They include the average price per square meter of housing, the average actual cost of building a square meter of housing, the gross domestic product per person, the average wage per person, the average loan rate for the highest category of borrowers. The author has built and tested the relevance of the model of housing evaluation, taking into account these factors.
